Addendum B - 58 Cardill Residence Policy

   

Please follow the rules in order to keep a safe, clean and comfortable accommodation environment.

1. Fire alarm

When the fire alarm sounds, all tenants must leave the unit immediately and evacuate to safety area.

2. Kitchen

  • Turn on the exhaust fan when cooking. If cooking fumes trigger the indoor smoke alarm, please open the window immediately and do not open the unit door to avoid triggering the fire alarm in the hallway.

  • Clean up kitchen appliances after each use to maintain the common area clean and neat.

3. Cleaning and Garbage

  • Garbage shall be put into tied bags and be disposed into the building garbage bin in time. If there are cockroaches or bugs in the unit due to lack of timely disposal of kitchen waste or cleaning, the cost of pest-control will be borne by all tenants in the unit.

  • Do not drip or spill when transporting garbage. Any violations will result in a cleaning fee to the tenant.

  • If there is a complaint about the clean condition in the common area of the unit, an email notification will be sent to all tenants in the unit. If the condition continues after 2 days, the management office will have a cleaner to clean it up and the cost will be evenly shared by all the residents in the unit.

4. Quiet Time

         11 pm – 7 am (9 am on Sundays)

These are times when noise levels are kept to an absolute minimum. All other times are considered Courtesy Hours and Tenant is expected to respect those around them and agree to not cause or permit any noise or interferences which are disturbing to the comfort or reasonable enjoyment of others at the Rented Premise.

      Any tenant can file a noise complaint to Waterloo Region Bylaw Office by calling 519-570-9777.

5. No Smoking/Vaping

 Vaping or Smoking of cigarettes, cigars, or any other substances in the building is strictly prohibited.

6. No Cannabis

       Growing or using cannabis and the products in the building is strictly prohibited.

7. No Pet

       Pets are not allowed in the building.

8. Damages

  • The tenant shall report any damages immediately by email to cardill58office@gmail.com

  • The tenant shall not install any equipment in the rental premises, to the toilet, etc. prior to the written consent of the landlord. The cost is on the tenant if the installation causes damage or water/electricity loss for the landlord.

9. HVAC (Heating and Air Condition)

       Always set the thermostat fan to “Auto” position to avoid the damage to the HVAC system.

10. No occupancy of common area

The tenant shall not place any personal belongings in the common area, and is not allowed to put any stuff into the mechanical room for safety reasons.

11. Parking

The tenant’s vehicle shall be parked in the designated space. The vehicle may be ticketed or towed at the tenant's expense if they have not paid the parking fee on time.

12. Move-out

  • Late move-out after the lease end (ends by 2pm) is subject to room availability with a surcharge of $60 per day.

  • Return keys, fob and laundry card to the lobby office when check out, or leave them to the lobby office Mailbox (with the tenant’s name and unit/room #, failed to do that, the key deposit will not be returned). Lost key(s), fob and laundry card will be charged.

  • The tenant returns keys before the end of lease term is considered as early checkout and willing to return the premises to the landlord.

  • The tenant shall return the property to the landlord in a clean condition as it was on the first day of tenancy. The tenant shall clean the room and common areas of the unit, remove all the personal stuff and garbage before move-out. If the tenant leaves the property messier/dirtier than the state they received it, the Landlord can have a cleaner to clean it up and the cost will be borne by the tenant.

  • Any damages shall be restored or fully compensated before move-out.

13. Others

  • Visitor(s) are not allowed to stay overnight.

  • Anyone is not allowed to stay overnight in the common area of the unit.

  • The rental unit is not allowed to be used for illegal activities, such as dealing drugs, using illegal firearms etc.
